Subject Removal – How to Remove Subjects on your Offer

Businessman Signing House ContractGood Job! Your offer has been accepted by the sellers. Now you must remove the subject clauses within a specified period of time.

[  ] How long do you have to remove subjects by? __________

[  ] What subjects did you write in the offer?

[  ] Did you find a building inspector and set a time for him to inspect the place that works for the sellers?

[  ] Have you read the building inspectors report?

[  ] Did you read the documents that your realtor provided you?

Whether you are buying a Strata Unit or a Detached Dwelling check the documents that are applicable to your situation:

 

Strata Unit

[  ] Form “B” or estoppel certificate

[  ] Registered strata plan, amendments, and resolutions dealing with changes to the common property

[  ] Current by-laws and last 2 years’ of minutes

[  ] Financial statements

[  ] Engineer’s report or building envelope report

[  ] Title search

[  ] Property disclosure statement (Strata Title Properties Act)

[  ] Have you secured your mortgage?

 

Detached Dwelling

[  ] Property disclosure statement

[  ] Title search

[  ] Survey certificate

[  ] Building inspection report

[  ] Have you secured your mortgage?

[  ] Have you verified the size of the dwelling, and are the room measurements approximate?

[  ] Have you signed the Addendum stating that you will remove the subjects?

[  ] Have you provided a bank draft or certified cheque made out to your real estate agency “in trust”?
