Furnished Home vs Empty Home, To Stage Or Not to Stage? And, Is it really worth it?

Staging your home is an important part of your realtors marketing strategy, because they know that it’s got a great return on investment – and it makes them look good by selling the home quickly, by attracting a large number of interested buyers.

If you have an Empty Home – definitely stage it!

An empty home has no personality…and it’s hard to connect with the no personality types. Staging a home shows furniture layout, flow, floor space and lifestyle abilities. For buyers it is easier to visualize the property as a future home (81%).

Buyers are more willing to walk through a home they viewed online (46%)

Staging will positively impact the value of the home if it is decorated to the buyer tastes (45%), and buyers are more willing to overlook other property faults (28%).

Home buyers will shop with logic but buy on emotion. Staged homes allow buyers to see the home in it’s best light, with features in clear focus and solutions to spaces that they can start to envision as their own. Staging creates an emotional connection and psychologically triggers people to start visualizing their life in the home….and if it looks and feels good, it’s likely to be sold very quickly!

  • 37%t of sellers’ agents believe staged homes increases the dollar value buyers are willing to offer by 1-5%.
  • 22%  percent believe it increases the dollar value buyers are willing to offer by six percent to 10 percent, 10 percent say home staging has no impact on dollar value, and eight percent say home believe staged homes increases the dollar value buyers are willing to offer by 11 percent to 15 percent.

On a million dollar home…which is pretty much all of them in Vancouver, even just a 1% increase is $10,000.00!!!! Home staging for an average home is under 5k. Yes, I just helped you put 5k – 130k + in your pocket. You are welcome!

So, empty or furnished, it’s a good idea to stage. Hot or Cold market, it’s a good idea to stage…and here is why:

According to the Real Estate Board of Greater Vancouver, there are over 4000 sales happening a month here. The market is hot and it’s a great time to sell!

But, everyone has heard this and so more people are selling. A little competition is great, but it isn’t great when it’s fierce. How do you make your home stand out?

And, even though more people are selling, there is still a lack of supply…which results in multiple offers way over asking price for the homes that people REALLY want…the question is, will your home be one of them?
