If you are thinking about selling your home, it’s time to start thinking about preparing your home for sale…

Staging your home is an important part of your realtors marketing strategy, because they know that it’s got a great return on investment – and it makes them look good by selling the home quickly, by attracting a large number of interested buyers.

But did you know that?

Read on to learn how and why home staging is such a smart idea.

If you have an Empty Home – definitely stage it!

An empty home has no personality…and it’s hard to connect with the no personality types. Staging a home shows furniture layout, flow, floor space and lifestyle abilities. When the home is empty, it’s hard for people to envision their life there. Check out these stats from HomeStagingResource below.

For buyers it is easier to visualize the property as a future home (81%).

Buyers are more willing to walk through a home they viewed online (46%)

Staging will positively impact the value of the home if it is decorated to the buyer tastes (45%), and buyers are more willing to overlook other property faults (28%).

What is more exciting? Looking at an empty room with white walls and zero personality, or looking at a well designed room that shows you how you can lay it out, what fits, and how nice it will be to live there!?

If you have a Furnished HomeHire A Stager for a Consultation and get professional feedback and recommendation / to do list. You might have done a great job…or not! At least this way you can choose to make fixes or changes yourself, or you can hire the stager to do them for you. A quote would be provided to the client after the initial consult. For this home I spent about $100 on some new accessories and art from Ikea and used all the clients existing furniture. A professional Home Stager can have your home looking it’s best quickly.

Should you paint the walls? Fix up the house? Renovate?

The benefit of working with an Interior Designer who is also a Stager means I can advise you on small updates that will make a great impact. Which paint colour to update the walls with, finding the perfect light fixtures to make the space more modern, and I have amazing contacts and resources and discounts on products to share.
Warning, You might not want to sell after we make your home look so good!

I know you are thinking “BUT that is soo much more work!and probably that it sounds stressful! But it doesn’t have to be, if you have a pro on your side to guide you, advise you and manage the project. And if you’re looking for a quick sale, it’s worth it.

People are much more willing to pay for a home that is ready to move into. In fact,
We also know that in today’s market, everything starts online and you have about 3 seconds to make a good impression with the photo’s of your home on the MLS.

Home buyers will shop with logic but buy on emotion. Staged homes allow buyers to see the home in it’s best light, with features in clear focus and solutions to spaces that they can start to envision as their own. Staging creates an emotional connection and psychologically triggers people to start visualizing their life in the home….and if it looks and feels good, it’s likely to be sold very quickly!

  • 37%t of sellers’ agents believe staged homes increases the dollar value buyers are willing to offer by 1-5%.
  • 22%  percent believe it increases the dollar value buyers are willing to offer by six percent to 10 percent, 10 percent say home staging has no impact on dollar value, and eight percent say home believe staged homes increases the dollar value buyers are willing to offer by 11 percent to 15 percent.

On a million dollar home…which is pretty much all of them in Vancouver, even just a 1% increase is $10,000.00!!!! Home staging for an average home is under 5k. Yes, I just helped you put 5k – 130k + in your pocket. You are welcome!

So, empty or furnished, it’s a good idea to stage. Hot or Cold market, it’s a good idea to stage…and here is why:

According to the Real Estate Board of Greater Vancouver, there are over 4000 sales happening a month here. The market is hot and it’s a great time to sell!

But, everyone has heard this and so more people are selling. A little competition is great, but it isn’t great when it’s fierce. How do you make your home stand out?

And, even though more people are selling, there is still a lack of supply…which results in multiple offers way over asking price for the homes that people REALLY want…the question is, will your home be one of them?
